“Yamuna Expressway to Boom in 5 Years”, Claims Real Estate Expert Monu Chauhan

Real estate expert Monu Chauhan, Founder of Manu Bhoomi, predicts that the Yamuna Expressway will be one of the fastest-growing zones in India over the next five years. With the upcoming Noida International Airport (Jewar) set to be operational by 2025-26, the region is expected to see a massive economic transformation.

Chauhan notes that property prices in the Yamuna Expressway area are still relatively affordable compared to other NCR zones. However, they have already seen a 30–40% rise in the last two years, and prices are expected to double once airport operations begin.

“This is the right time to invest. The next 5 years will define the future of NCR real estate, and Yamuna Expressway will be its epicentre. Film City is being developed to attract media and entertainment giants. Medical device park and electronics for cluster driving innovation. Multimodal transport hub for seamless movement of goods and people and attractive investor ecosystem around Yamuna Expressway region,” says Chauhan.

Noida International Airport (Jewar Airport)

  • The airport is spread across 5,000 hectares, is expected to become the largest airport in India. Phase 1, set to be operational by 2025-26, will handle 12 million passengers annually and generate over 1 lakh jobs, directly boosting demand for residential and commercial property in the area.
  • Adding to this, the government has approved an 1000-acre Film City near Jewar, which will house film studios, post-production hubs, and entertainment zones — expected to attract thousands of professionals and tourists.

The Yamuna Expressway Industrial Development Authority (YEIDA)

  • YEIDA is also developing data centres, logistics parks, and IT zones, with over 1,200 hectares already allotted to various industries.
  • With smooth 6-lane connectivity to Delhi, Agra, and Noida, and land prices still affordable compared to other NCR hubs, the region offers massive growth potential. Experts say property rates here could double or even triple by 2030, making now the ideal time to invest.
